Most of what I remember is the scene with the mansion and the agents, so if nothing else but that fits, do tell.

PS: I keep thinking it's Rebirth but it's not, but that has kind of a similar vibe.
- It was a RenPy (or possibly similar) game with 3d rendered art. Probably Daz3D, if I had to guess by the style.
- It was set in modern day times, with a male protag.
- There was a scene early in the game where the main character is outside a mansion and is confronted by a couple of (I think) government agents, where you also meet one of the main women of the game. If I remember correctly the main character is warned not to investigate the mansion beforehand.
- There was a club/nightclub where there was a second floor you could go to and the woman who owns that club is a "love" interest.
