A fairly newer game with 3d renders (think it was in rempy). A modern setting where the MC is looking to get into art school when he is suddenly asked to pay rent by the landlords who despise him (He used to be a sportsman, but an injury prevented a career in sports). At the same time, the MC receives a letter to apply to a magic school, of which his female roommate is a member. Grandious castle with backstory and all. Not much H scenes yet, but the house sorting is resolved by the founders of two houses (f) giving the MC a blowjob in order for him to choose their respective house.
