Identify Looking for a game

Looking for a game where the MC lives with a landlady and another girl. MC and the girl start fooling around and the landlady figures it out and decides to intervene and later joins in and starts having lessons with them. If i recall correct, they have a pool and there are some yoga scenes and rubbing lotion etc.
