Overview: Tee hee hee just a peek
Story: You are a coffee shop owner sent by corporate to take over a failed franchise location in a small town. After moving in to your new apartment it is clear that the landlady (who is NOT your Mom) is a bit of an exhibitionist and her hubby definitely gets off on it.
It's a low key kinda story held back only because the MC is incredibly dense.
Sex content: In this early version there is basically none. A tiny bit of voyeurism and even that's a stretch. The art is hand drawn and plenty nice.
Gameplay: Mostly a VN but with several minigames you need to play to unlock scenes, plus a somewhat tedious barrista minigame you have to grind for cash. The header image includes a girl who is presumably going to be your employee, but she is not in the game yet as far as I can tell. I ran through the available scenarios until the little "something is happening here" stopped appearing. There are also no more slots in the gallery so I think I ran out. There is no indication when you hit the end of the content unfortunately.
Most of the minigames are dead simple "click on a handful of the thing" type affairs. They don't get in the way too badly.
Conclusion: This is a solid game, held back slightly by the lack of content, lack of "end of content" indicator, and the fact that you can miss stuff if you're not very careful. Also the barrista minigame was wearing out its welcome by the end.
