Identify Recalling a game

Need help to recall a game where MC came out of his room in the middle of night and saw a hot lady (landlady/MILF if I remember it correctly) sleeping on sofa. MC can decide not to disturb her or to have some hot time with her. Could not remember if they had sex or just teasing (handjob etc).
