Ren'Py - Abandoned - Apartment #69 [v0.07] [Luxee]

I love this one. It ticks all my boxes: Incest, Loli, School Setting, relatively slow burn, and the MC is NOT a rapist. Will be subscribing to this one and playing it again once it is complete. I'm not a huge fan of Parental Love (it was okay) so this one really took me by surprise.

There is a lack of content at the moment, but obviously more will be added so that's not a con. The characters are actually well thought out and not just fleshbags with vaginas and no willpower. There is a variety of body types and personalities which is a welcome change from most games where every female character looks and acts the exact same. I was never even tempted to speed through the dialogue, which is a high compliment.

If I have one criticism, it's that the internalized transphobia is a bit much. Characters like Eric and Heather, I get - they're assholes and it's okay for them to be such. But the MC, even after the player has chosen the option saying that they are cool with trans content, still spends way too much time agonizing over their feelings for the trans character. It's fine for MC to have doubts or even question their own sexuality, but I do think there's just a few too many scenes of this.

I had a great time with this game from the start to the end.

+ The MC is actually an interesting dude - he's pervy but not too much. and he's a good guy who loves his family and the people around him.
+ The story is pretty simple and open-ended but it works for this game.
+ the gameplay and UI is pretty nice and I don't really have any complaint about it.
+ the Incest and lolis are top-notch, it's almost the best. they didn't half-ass the incest for the rear of Patreon issues.
+ the models and renders are amazing.
+ the characters have proper depth and development.
+ amazing trans content, I like futa/shemale in these games and this one has THE BEST one.
+ the dev and writer take their time developing leads and don't force anything just for the sake of having more sex scenes, which really helps me stay immersed in the story and invested in the characters.
+ the dialogues are great and feel like real conversations.
+ the interactions between the MC and his mom and sisters feels like they're a real family. I just wish there was more.


- the game is pretty short considering it's been developing since 2018.
- I wish there was some music in the game.
- The animations are pretty simplistic.


Overall, I'll be waiting very eagerly for this game's updates.

Quite good. Characters are very likeable and all of them look good, the story is ok as well, but the UI is just terrible, but it has some good ideas. I really like the turntables for the characters.
There is not a lot of content in it, i mean there is but not really, you spend a lot of time with the characters getting to know them, which is nice, but not much else unfortunately. For a game that has been in development for 3 years it feels like it should have a lot more stuff in it. Also choices are not really a major thing here, things happen and thats it. There are a few ones at the beginning that actually change the dynamic of the following scenes but thats about it, the further you get in the game the more absent they become.
Overall its pretty good, it needs a better user interface, but its still worth trying out.

While the animations are good & the story is interesting, There is very little content in the game on the whole & what content there is, is either censored from the game entirely, I even tried it with the Walkthrough mod & it AUTOMATICALLY skips entire scenes & that makes it a poor, short game, I have never seen a game where the devs PURPOSELY remove scenes it seems kind of shady to me. Which is a shame because the game showed promise early on but when there are full scenes missing from the game then it kind of ruins any story building for characters

I want to like this game more. I expected more from the dev, Luxee. But after PL, this is just a big disappointment.

First off, the UI is hideous. I can' t be the only one who thinks this? The fonts, highlighted objects, and map system is so clunky and ugly. He could have used the same boring Renpy stock format hundreds of other games use, and it would be an improvement.

Second, it's a sandbox-style game that forces itself to be a virtual novel. Like others have said, the progression is linear, thereby making the open world completely useless and purposely irritating. Why do sandbox, when you have to methodically go through characters you don't want to interact with, to progress through the characters you do? I'm forced to go through story and characters I have no interest in. Like, just give us the story you want us to experience. I'd be fine hopping through them all (reading it like a proper VN) if I wasn't given the false choice.

Now not to be a total sourpuss, the game isn't terrible. The renders are good, the English/grammar is good and understandable, and I suppose the story is fine if not eye-rollingly cheesy at points. Not super original, but not exactly cookie cutter either. I like that there is music, even though I get sick of it after a while.

I know it's still early in development, but I'm not sure what improvements can be made at this point to make this game easier to enjoy. I mean, for me personally, it would mean foregoing the story for the smut. But it looks like the dev is committed to this style and storytelling, so the best I can hope for is a deep dive into kink and lots of sex.

I have tears in my eyes as I type this. I have a friend that is basically Nea. She realized very early, like at age 11, that she is not a boy. Watching her deal with the garbage attitudes people threw at her just to be herself broke my heart but she is such a sweet soul and I was happy to be a friend. This game captures some of that heartache. The renders are great, especially the sweet faces, and the story is fun. I really like playing this game if only to see where the story goes and hope it rewards kindness.

While this game is incredibly unfinished, ver 0.05, it has lots of potential. At the moment, there is relatively limited explicit content in the game and the mod definetely improves the game substancially so install the walkthrough mod (and maybe the patch if you're nasty). The highlight of the game, in its current state, is Nea. Nea is by far the most interesting character, however their story likely isn't for everyone. You're given a choice of whether you'd like to see it or not, but I would advise it. At the moment there isn't much sexual content for Nea, but at the moment its surprisingly well written and wholesome. So, go give this one a shot but expect to not be playing for very long. The game is a few hours long right now, I finished it in a single sitting, but I would reccomend based on how enjoyable I've found Nea's story despite how limited it is at the moment

The story begins when our protagonist leaves his family to go live in his apartment 69, from there, the game starts directly in sandbox, let's be clear I'm not against sandbox when it is well used, so my first reaction was "Great, the game will allow us to make the relationships/events that we want.".

I'm far from it... The story is linear, the characters are linear, the events are linear... so I have a question, why put sandbox when everything is linear and you have to make a certain order to make the characters?

Other thing that annoys Nea and Evelyn, Nea is a transgender who is linked to a lot of characters, so if you want to advance story for certain characters you are Forced to go on Nea, the possibility to skip is present, but you are still Forced to go see Nea to activate a skip each time. Which here, no longer makes sense, the conversations could very well have adapted to someone you want to help without being in an intimate relationship, instead of making a skip that demolishes a big part of the story.

On censorship side, it's pretty much the same thing, if you want to advance the story on family side you have to go on Evelyn. If you don't like Evelyn, you should do with it, if you don't like loli content, you should do with it, do you want to advance on Jamie or Tess? You have to go on Evelyn.

Apartment #69 could be interesting but sandbox is useless, the choices do not exist, the forced characters, the whole game is thought as a harem while yet there any mention of it, to be brief, there is too much inconsistency. Shame. 2/5

Good story so far, renders are very nice

Characters are so far interesting. Especially Nea. she is just an adorable girl who you cant help but want to protect (which is good that the story has the MC doing just that) from all the shit life throws at her.

Both sisters are interesting so far, though the older one hasnt had much development for a few updates. The Mother needs quite a bit more development at this point, the story has been very focused on Nea and the younger sister.

Main thing that keeps this from being 5 stars is the pace of updates and the size, I dont pretend to know much about developing these games, but based on other titles, the pace seems a bit heavy for the light amount of content each update brings. I feel at times like im being teased more by the story than drawn in.

One thing I really don't want to see if a patch like PL got that forced underage content to be attached to other content in the patch, that basically kept me from playing PL, the fact that a chunk of the content was cut out and locked into a patch forcing the ages of some of the characters into territory im not comfortable with but gave me no option to alter the ages kept me from playing that game all the way through.

Really good, all the characters are suuper enjoyable especially nea. Almost zero drama and i love that. Models are interesting and the blushes are soul crushing. I hope i can see more and a end to nea route, 9/10.

There are a couple of good things that carry over from PL to this one, like the renders and the (generally speaking) good readable English. Unfortunately, there are two things that I find annoying, the first one being that we have the one-dimensional male bullies again for the umpteenth time (the how-millionth fist fight did we have here?), the second one is the unnecessary sandbox concept with its UI that still constantly gets in my way, even though this has been worked upon according to the changelog. The trans-pal is a nice touch for once, though not too redeeming for my taste. Some things are funny in a strange way in this game, like the mother's eagerness in trying to help with the relationships with your sisters. Also even if you are usually into this thing, little sister so readily and quick being all over you can feel uncomfortable. After a while I also thought that this game is not a monster regarding depth, but this might still change and we are at least not tortured with endless internal monologues and other things that pointlessly drag on. As for the two things I mentioned that I find annoying, I think the die has already been cast, so too bad for me then.

Surprisingly I found this good: While the story contains a sister LI who looks and acts like, I don't know, 12; which I would usually find extremely off-putting, here this is pulled off in a strangely endearing and warmhearted way. The MC and most LIs are relatable and likeable (unfortunately there is the usual lack of non-moronic males). Graphics are good, writing is fine. Gameplay can be a bit annoying doe to the sandbox mechanic which I do not like too much.

Great game with interesting story and trans friendly writing. This game has a lot of heart while remaining fun an easy to play unlike other sandbox style games. I always play the newest updates as soon as they’re released and I’ve not been disappointed.

The 3d models in the game are actually quite nice. Usually I find the 'realistic' style 3d models ugly or even nightmarish, but here the cute characters are actually cute, the sexy characters sexy.

The content is also pretty good, I especially enjoyed because it felt very natural, not crazy only happens in ero games kinda thing.

It's still in pretty early development as there isn't a lot of content. Also I clicked on skip the futa content and almost half the game is missing and the story references events I haven't seen.
It would be nice if it was less linear and if there were more actual choices involved. I wouldn't mind non H scenes with Nea, but this kink does not interest me.

This game is all over the place, it seems like a not so elaborate way to get all of these fetishes in one story, it does not try to justify things too much and once or twice stuff goes from 0 to 100 from one scene to the next.

It is incredibly progressive (for a porn a game) in the way that it treats its futa character, but also incredibly shameless with its loli characters.

At the end I felt that the game does things just to do what other games can't or won't because of one reason or the other.

What is there has decent (not great) writing and renders.

It is, however, marred by 2 things.

Its aggressively linear. Not only do you not really get any choices on how scenes play out or what your relationship is with the various girls, you don't even get to choose who you do or do not interact with.
New scenes with one girl won't appear until you do a few more scenes with another, which won't unlock until you do another scene with a third one, etc.

Which makes the next issue even more glaring:
The game does not need a map screen. Shouldn't have it.
If you're going to make a linear story, make it linear. There's no point going to a location unless there is a scene available there.
Luckily, the creator seems to realize this and flags which locations have scenes available on the map.
Just too bad, they didn't take the additional realization that the map was superfluous and you could easily just ask the player who they want to talk to instead.

Still, has potential, if (and that's a big if) it ever gets finished.

This games was not what I expected but was very good.
In includes an absolutely delicious digusting sense of immorality in regards to the obviously-not-underage obviously-not-related characters, which feeds my depraved self. But in addition, there's a very kind and sympathetic story in there. Usually games either takes care of my horny well, or has emotional impact, but this one felt like it handed both wonderfully. It gets a warm recommendation, where I think most people, even if doesn't quite seem like their cup of tea, should give it a solid go
