This is one of the best games I've played from here, but I wish it had some scenarios for 'actual pregnancy' instead of 'magical pseudo-pregnancy'.

BTW, there are some very nice pictures and comics out there which do cover that bit. (Most of which are by the author)
I would rather not have pregnancy, but at least it's avoidable in this case (for the most part). So many porn games shove it in now and sometimes it's not avoidable. What happened to porn games where it was just a good fuck?

Also, making actual pregnancy a thing in this game means having to make a way for people to avoid it, whether it's through other types of sex or by pulling out before orgasm, and/or by putting in a condom mechanic.

I will note that the majority of porn games do not have pregnancy at all. Kindly let us pregnancy fans have this one. However, yeah, making it voluntary isn't a bad idea.

I think we need like the good old days a thing called a strategy guide would be useful so that maybe it would be helpful to some who need questions answered about a certain something in the game.

How so? It says what to do at each step along the way in the story, following it is easy.
Instead of mushing everything into a paragraph. Instead, use a branching system to make it a tad easier to follow. Also, it would be helpful if when you do a quest. It would branch out and tell you how to get a certain character to stay by what you say in a conversation piece, etc.

Are... we looking at the same guide?

This doesn't look like a paragraph, it looks like a list. And there's not really any branching because there is no branching, you just do or don't do the stuff which results in specific characters staying or leaving at specific times in the story, with only two characters with options of that: the succubus who you can just tell to leave early on, and Caroline who the first Chapter kind of revolves around helping her with her magic so she doesn't disappear.

There ever gonna be any actual visual scenes with jake and donovan. Or any real scenes when playing AS donovan for that matter? Are the quick, barely descriptive texts just placeholders or are all the scenes that are marked like that, going to remain as such?

Eventually all of the pairings will have completed art and writing, but it just depends on if the developer either decides to fixate on that pairing or decides that those characters interacting will have plot relevance in the game's story.
