Ive found this game on kimochi .info. Setting is about a girl coming to Janitors room, where the Janitor (protagonist) has chats, have conversations with the girl. Gradually resulting into sexual conversations and ofcourse sex.

I'm looking for similar games to this where protagonist meet one girl and and gradually improve the relation, with chats which does develop into more spice with time.

I'm not looking for a typical renpy game. This game called Daily Life with a JK in the Janitor’s Room from kimochi .info is a perfect example for what I'm looking for.

The kind of game you are looking for is pretty popular so here's a few;

=The Arrogant Kaiju Princess - Definitely my first big recommendation for you, it fits the arrogant to lovely attitude you're looking for. Great animation and an overall fun gameplay, with some other girls on the side as well! Dope game!
There's also a Prequel if you're interested in more.

=Succumate - If you enjoy pixel art a bit more, this one is great! Slowly make a succubus(s) fall for you in your apartment while you work on the side to unlock more positions and stuff to do...

=Idol Hands 2 - Not my favorite, but definitely better than its prequel. You basically take care of an idol of your choice by slowly making her more popular and reaping its rewards. A tad too linear and slow for my taste tho. But good art!

=The Runawau Girl and Me - Fits your request, but I personally find it a tad repetitive.

=Lovey-Dovey Lockdown - Good art and scenes, but a bit too simple of a story and gameplay.

=Peeping Dorm Manager - A bit off field but only because I think this is a great game. You're basically the new dorm manager of an apartment building with 2 main girls to corrupt. There's a bit of Ntr in there, but you're the one doing the stealing so...

=Happiness Double Room - If you've read everything and got here so far, congratulation! Here's my best recommendation! Best of the best, absolute banger of a game! One of my all time favorite and a MUST play!
