It doesn't pretend to be more than it is: some quick, low time investment, Koikatsu porn - it accomplishes this quite well. It sort of reminds me of those short ~10 page hentai doujinshi that are quite common, except in VN format.
The story is basically just a cliche "meet the neighbor" porn situation.
The model and outfit is cute and clean. Stock Koikatsu animations are used, so it's nothing special in that department, but it does give you way more animation options than most Koikatsu games do in a single scene.
I think a collection of short stories like this could be quite nice, as long as the stories and girls are reasonably varied (even if they all end up being sort of "porn story"-ish). Not to my taste if it would be the same girl just going around finding other guys/situations. Decent opportunity for some fetish exploration.
