As far as i can tell the walkthrough has it right -- if Lena kisses Holly in CH.8 then sex between them will happen if Ian isn't fucking Holly nor Lena:

It's impossible to fuck them all in one game since Cindy and Holly depend on Wade's birthday or trip to the fair. You can access Alison, Cherry, Emma, Minerva, Lena, Bad Jess and Holly or Cindy and sleep with them at least once (except Holly and Cindy which you have to choose)

Minerva does not depend on Holly or Cindy, if you have not achieved it it is because of bad choices or lack of some characteristic, the same with Bad Jess, if you have not achieved it it is because you did not make the right choices or lack of some characteristic

It is not possible at the moment but it might be in future as it is hinted at if Lena romances Holly. This could be a path to a threesome with Ian involved. There are no sex scenes with Ivy and Ian yet in the game. I tried a playthrough trying to accomplish this and I was successful in having sex with Lena, Cindy, Emma, Alison, Cherry, Minerva, Louise, Bad Jess and Lola(Just kidding). I don't feel like writing a walkthrough right now so I'll just give you some tips off the top of my head.

When asked to meet Alison alone or meet her at night with the other, meet her at night. Be sure to tell Alison "we should do this again". Befriend holly on your first date. Always stand up to Minerva(it turns her on). If you are fiends with Holly you can ask her to Swap reviews with you. If not write an honest review. When asked by Alison if you think she's pretty, tell her she is beautiful. When you meet Alison at the shine tell her she dressed for the occasion. Stay with Cherry and Perry and break the ice then go look for Alison and tell her you liked her. Show interest in Cherry and bang her. When asked to choose between meeting Alison or Holly and Lena, meet Alison instead. Make sure Lena is lessing out Louise so you can invite her to have a threesome with Ian later. Don't try to convince Perry to go to the shine. Go with Alison and Emma instead. Grind on Emma and kiss her. Flirt with bad Jess to get her number. What Jess's porn videos bu don't tell her you did. Keep in mind that sleeping once with a character is one thing, mainting a relationship can be difficult if Ian sleeps around.
As already said, Holly and Cindy are exclusive. I'd chose Cindy over Holly, because dating Holly interfers with Minerva and Lena (though the latter may turn in a threesome long term). Also, it is hinted that Slut Holly may go for Ian later on even if she was ignored first, so another reason to chose Cindy. The reverse is likely not the case, you only got one chance with Cindy.

Lena breaks up if you go for Holly or Cherry (can be maintained for a while).
Holly doesn't object on her own, but her love path is only available if Ian doesn't care about Gillian, Alison, Emma, Cherry, etc.
Cindy's love path is blocked if Ian choses a relationship with Lena first. She is also less enthusiastic if he dates Lena or Alison.
Alison breaks up if you go for Cherry. If you go for Emma, you end the love path with Alison and she goes to Jeremy. Though she crawls back and suggests threesomes etc. Ian breaks up if you go for Lena, I'm not sure of the specifics. If the relationship points in chapter 11 are high enough, she also tries again to seduce Ian, so he may end up cheating several girls with Alison.
Cherry breaks up if you are too serious with Lena.
Emma ends the fling if you are serious with Lena, though she is available if they Ian and Lena are in a open relationship and she may potentially be available if Ian and Lena search for a threesome partner.
Minerva breaks up if you are with Holly.
Bad Jess is currently indifferent.
Ivy doesn't exist.

If you want to score with as many different girls as possible you do:

Seduce Cherry, meet and sleep with Alison on the following date, date and fuck Lena, fuck Emma at Blazer, antagonize and fuck Minerva, fuck Cindy, have a spar with Ivy. Have Lena fool around with Robert and/or Mike early on to unlock Bad Jess.
