I feel like I'm missing an event to gain Hypno skill in siren route... Haven't seen anything once the therapist admission she wants me to hypnotize and control her.

Not sure what the trigger is but there's an event in the sexshop where you can look at a book on hypontism which then allows you to ask the therapist to teach you.

Yep, I did that. Now have 5 in hypno but not seeing a way to practice or learn beyond it.
Annie's the only one who has hypnotism interactions. I'm not sure how it works, but if you keep hypnotizing her, more options will unlock, up to fetish reinforcement hypnotisms
I believe you need to have Max trust with Annie before you can hypnotize her.
If all characters had an option to hypnotize them in the office. Then maximumly you would be able to have +3 hypno points a day. You can also find an app on your laptop which increases stats I believe.
Also just a general update. The purchasing power never went above a 3 even after meeting he extra employee for that 1 scene.

While this is by no means a guide to the game, here's a few tips that can help out progressing through various events in the game.
1. The Hypno thing.
Find the book in the sex shop in the mall.
See Leslie and get trained in hypno until your skill grows to 5
Buy the hypno app from your office computer 3pp(?)
This may be optional but there is also a pocket watch you can buy in the jewelry store (commanding presence) also for 3pp(?)
Max out Annie's stats and hypno her relentlessly (once a day) and you'll eventually get many many different options at higher hypno levels
2. Stat grinding in general is done by watching porn on your home office computer.
Domination can also be trained by visiting the BDSM club every 3rd night and seeing Mistress Eliza (or by looking at domination porn).
Heel training is done by wearing the tallest heel you can (from your wardrobe, bedroom) until you can wear the next height, rince and repeat. You obviously have to own every subsequent height for progression to keep going and it is a slow progress. Note that the game won't tell you when the next level is available so you have to manually check through the wardrobe for the option to wear the next height.
3. In order to gain the 5pp you have to focus on your work by taking time for yourself and eating alone for a week or so. You'll then get a scene that hints at a possible promotion. Focus on work alone for an extra week or so and you'll get the promotion through a second scene and permanently increase your pp to 5.
4. A lot of content is yet to have been implemented. Your notebook in your bedroom is key to knowing when you've reached the end of a route with every specific character.
5. Purchase the renovations to your place asap as it requires 3pp 3 separate times. Do not purchase the moving option until you have purchased all the 5pp items you want as it will reduce your pp to 4/5 for the following 30 in-game weeks... just a thought.

My location research is bugged, I've not access to the gym, bar, nor can search for the restaurant. Each time I search location in the office computer, no choices appear.

In order to be able to search for specific locations you must first have the conversation with the character that likes it. It's done with the get to know option but I couldn't tell you which character unlocks what or what conversation/thing they like is required to unlock the search location option either. Just grind it out and you'll get everything unlocked fairly quickly.

After going through the script for the Prologue (see previous post), I am actually disappointed how the game handles the Dom and Sex points. There are 10 choices to get Dom or Sex points and in the end it boils down to the simple binary formula :
if mc has more Sex points than Dom points, he is on the Seductive path, otherwise he is on the Dominant path.
Most of these choices do not have side-effects. Instead of 10 choices, a single choice would have been enough to set the path.
The fact that Dom (+1) and Sex (-1) points cancel each other out prohibits interesting combinations like a sexy dominatrix or a dominant seductress.
It would have been different if these 10 choices would set 10 different important attributes and the players would have to balance their choices to get both the attributes they like as well as the path they want to play.
For example take breast size : a person with small breasts can workout easier than a person with huge breasts, so it affects athletics and fitness. On the other side bigger breasts are sexually more attractive for many people, so bigger breasts may give a higher Sex rating while smaller breast may give a higher Dom rating. Changing the breast size during the story then would also affect the mc's Sex and Dom capabilities.

At the office you can interact with her once per day :
raise her friendship, trust and obedience
talk to her to get her phone number, then call her to hangout
visit the erotic art exhibition in the museum and check out the domination section -> she may love this
save before a date so that you can try out different locations and dialog options.
find a combination of choices which results in a good date for her and which progresses mc's relation with her

How do you get :
In my game sister is working at the coffee shop and at home. Activities are working out, doing hair, movie night and sister watching porn. There is no option for me to ask her out.
Regarding the museum :
The Art Exhibition is a good way to check the girls' fetishes. You should add these infos to your list.
The game seems to only show fetishes the player has actively chosen by watching porn, etc.
Cindy liked the Domination Exhib, I think Mina liked PetPlay, ...
I was just listing the requirements for being able to search for each location that I found in the code
During prologue the variable penisEnvy determines if mc keeps his penis (if penisEnvy >= 2) or gets a vagina on Day 6.
-> If you are not on Day 5-6 then the variable does probably nothing. It's a one-time evaluation in the prologue.
I have not played the futa path but according to earlier forum posts the path to futa is to first get a vagina and later grow a penis using fertility pills, Big Loads pills and Enhancement Cream.
Read the changelogs to see what's in the game regarding pregnancy. I think Anne can get pregnant but that requires mc to have a dick. Sex with one of the male NPCs may lead to mc pregnancy. You can ask your doctor for birth control.
This forum does not have that many pages, so I would suggest to read at least the first pages since there are many topics and hints discussed.
