How does the progession with vivian look like? After she agrees to have your girls work at the car wash is there any continuation with her or that is the end for now? And how about the sex club and night club, how do you get your girls to work there?
After got the carwash (you should have enough cash to associate in her business) and when it runs well you should return to her once, and later with a car.
Assigning girls works like the camshow or photostudio. Click the icon after they names and select they assignment from the popup menu (If you acquired that buildings in properties tab).

I do not really get it. Why is everyone constantly "unavailable"?

I have some characters that I've invited to the Mansion, but who are not on the Girl/Staff list, so it is only possible to interact with them in the Mansion, and it seems to be impossible to get them on any lists, so they can be interacted with in the office, have scenes shot with them, etc.
So it would be great if there was a list of people who are staying in the Mansion, and a way to interact with them.

Ok so bad traits will make staff upset... that's fair... but why is my rep dropping? is it also related to the stars? I have retirement on and want to keep all the best girls at my crib before they leave lol.

is it possible to skip the part where you hire strippers for porn? that seems unhygenic... i'd rather start with photoshooting aspect instead and slowly progress to porn... wouldn't that make sense? plus i see now in 0.9 there's no option to start at reputation level 2 & more money; making it impossible to basically do anything without fucking junkies...

If you see the reputation breakdown some lines are constantly raising, but some are variable. If you stop marketing, skip doing work orders, or loose average staff happiness they drop. Also through some random event will loose reputation too, like doing bad quality photoshoots, a vandal or robbery events, etc.
Strippers are the best source for actors (a bit better than street whores), and photostudio is the less useful in the early game (it didn't generate money by it self and without pumping good staff and equipment in it (what you can't afford and upkeep without cheats)). If you play this 0.9 for a while you will experience it. Cheap actors needed to build fanbase (and without loosing a tons of money on bad quality shootings) what it's really hard at any difficulty now, and no other source get you fans. No fans means no better videos, no profit on videos, no subscribers on websites, no reputation, no better girls, no progression, etc.
Is there any way to keep the hijab on for the women, after each interview with hijab on they lose it and I persume you can not put it on again, or am I incorrect with that statement?
I haven't found a way to skip shooting porn in the early game... yet. Guess it's "porn" empire after all.
The early photo studio strategy definitely got hit hard in v0.9. I think it's still possible, it just got way harder to execute.
There are still 2 models living in my mansion who I have deleted from contact. Can I never get rid of them now?...

no. i've put it in the game but havent did much with it apart from randomly spawn it on muslim chicks.
bug. should be removed from the mansion.
