Redownload or apply the fix posted. This was reported at the Hypnopics collective and was fixed

You have to charm him. With masculine charm upgrade part of charm. You can change him into a girl later if you don't want to have gay content.

You can charm him and never fuck with him, just have threesomes with Tess now and then. Gay content is entirely optional on all paths. Just mentioning it for clarity.
From the inn and you need a reason to have that place open, otherwise there is no way into graveyard.

I think I am stuck...
Murder path, but I don't have the clairvoyance spell. I am all the way up to sheilded charm... all the girls I can see I have charmed, Davie is tied up, the witch is found. But I can not enter the Gates mansion... I have like 150 mana, and +$600 money... Hospital has never had anyone in it... and I can not figure out how to beat the guard. Dragon gem is in one the dragon eyes.
And I found a box, but I can't open it...

Based on what you've said. Here's my guess. By guard to you mean there is a police officer guarding the path to the mansion?
If so you'll need to make sure the police chief is charmed. Once she is you can order her to remove the officer (its Adelle). This will not only allow you to meet Sarah Gates and get back into the mansion. But start the process for charming Amy, Adelle, and the third sister.

thewingfan - no guards... the mayor already sent them away. It says something like - "apparently you are not welcome back."
I think it is all about the Clairvoyance spell... if I can get that, there should be other paths that open up...

I've never seen that, but I usually play murder path, and played apprentice path 1. Which are you on?

had a motorbike accident last weekend, so things have been delayed due to hospitalisation and general issues with pain, medication etc

Hope it the accident wasn't too bad. Get well soon.
On a side note, I think the point where you can charm or hypnotize the Mom is broken. I follow the walkthrough pretty closely. Talk to the Mom about the visitor, ask what Jesse demon did to the Mom. Sleep with Tracy (even tried this multiple times over a weekend, which the weekend seems to keep the Mom at home until about late Sunday, when she then leaves for work) then go to the Mom which gives you a few scenes. Pick the right dialogs according to the walkthrough. Get the clothing and deliver the suitcase. Spy on them at night in the office. Go to Gabby's office and do the entire journalist thing at 6PM and then when you eventually get to the Mom again, she keeps kicking back against it and tells you no and then you are stuck on that part and can only undo the hypnosis and not actually get all the scenes unlocked and the cheats that are available don't do anything for that section, force charming the Mom does nothing and you are locked out of it. Wish there was another way of charming her after that entire bit. Even tried restarting the entire game and play up until that point, which I think I could only get the whole Mom scenes working in one of the past updates.

The scene to charm Mom has two main outcomes, you leave her uncharmed, or you charm her but largely leave her as herself and with her will. So it is a matter of approaching it with out being too dominant. The walkthrough should give the right approach here, nothing has significantly changed in this process, just undo the hypnosis and then charm her but do not approach as her being your slave
I am aware of no issues in this process, no reports of problems with it. If you cannot get it to work, then post me your save game at the point of Mom in Gabby's house waiting for you (and Gabby charmed however you prefer)
