I also said we have no idea and it's not really worth throwing around theories since we're likely not going to know who actually did it until at least the S2 cliffhanger. As far as motivations go, for where the story is right now at the end of E7, Quinn has the strongest motive since it would directly benefit her for Sage to be distracted by Chad's stuff and solidify her grasp over the HOTs.

But, maybe there's some hidden backstory that will be revealed where the Peeping Tom from Derek's route in the dorm in EP 3 is secretly SUPER in love with Troy and is jealous of Chad and wanted him out of the picture. Ha!

Just updated up my complete loser play-through and I'm telling you, if you haven't done this, you're missing out. Basically, fail every test, be as mean or unfriendly to every person you can, and blow off every girl. As far as I can tell, the only bits of intimacy you can't avoid:

1. Making out with Josy before going to college
2. Making out with Maya after the first party
3. Making out with Isabella when she drives you back to her house
4. Sage kisses you after you bring back the video of Chad
5. Kissing Maya on the blanket outside

You can avoid basically everything else. It's especially hilarious how hard Sage throws herself at you. I commented as much after Episode 5, but at this point, it's almost, verbatim, "Hey, I'm single you know. If you're looking to go after somebody, I could be the person you go after. Because I'm single."

It makes the dialogue in the attached picture 100 times funnier.
