you first need to persuade ann to allow you to publicly punish them. after this you need to punish them each of them a certain number of times (it has to be you, not ann). once you have punished them both enough, you need to talk to ann and select the option 'i know what i want'. there should then be the option to punish them privately. you will need to talk about this to ann a couple of times but then when one of them is about to be punished there will be an option to do it privately later.

@everyone who's still having trouble with the punishment
2 important things,
-you can only punish ONE of the girls per day, so if you punish Alice first, Mom will punish Lisa
-you have to punish each girl at least once, meaning punishing Lisa 10x won't help, as long as you never punish Alice (that was my problem)
this should hopefully unlock the new dialogue option with Mom

well for spanking did lisa for 3 weeks at any opportunity 0 effect for private punishment probably because on olivia route and then have change to Alice did it only 2x and got 1st discussion (i know what i want couch 9pm). and next morning when she in kitchen you get 2nd.

Guys, the events with lisa. The handcuff event is before or after we anal lisa?? Because I just download the save file for lisa gf path. Because now I can have anal with lisa at the lounge and ask Kara to come at night to give lesson. And for the "Mentor" opportunitiy i think it isnt done yet as for the "Schoolmate" it said further progression requires some progress in the mentor and also wait couple of days before asking her again. I just want to make sure that Im not doing something isnt worthwhile here.
