U must have kiss skill over 400. Kira can teach U it when she is in leaving room. After BJ, U can choose between next BJ or learning about kiss. When U ve got kiss skill over 400 (make 1000 on first time), U go to Lisa. Then U teach her kissing. Then U can buy book, playboy etc. After some weeks U can talk with Kira to teach both of U anal sex, bj etc

Nice that you are helping but the information is wrong. Kira teach you Kissing at the lounge on Wensday night 03:00 (And Saturday if you are free) and you can start kissing with Lisa already after skill is 20. Not 400. That would take 6 month to a year without cheating.

You did not do enough chores at the beginning of the game to get the private spanking for Max and now its to late and this is locking you out from progressing on.
Try and do chores for mom for about 3 weeks and then get Max spanked and see if the convo comes up.
