Lisa will not do any kind of sex with Max unless Kira is there or Max authority is maxed out and yours is not maxed out.
She must respect Max for sex to happen.

All I can say is try the "what are you watching" and see if that opens it up and if it does not then its the mod blocking your progress.
Then you are not far enough in other quest for it to trigger so go play and work on all open quest.
You are on Olivia GF path and that is all you get her path ended in v.10 and all new content in v.11, v.12 and v.13 is only for Lisa GF path's.
So i have now Lisa Jewelry Path, meet Olivia 2 Days in the Week at her Room, last time her Mum opend the Door half naked, can i FU his Mother and Olivia? I dont find any walktrough about that and the same "Schoolmate" said i need a certain progress in Mentor, but Mentor said i reached the end. So is now over and Lisa would never be my Girlfriend? No you can not fuck any girl that is not part of the family beside Kate, Kate is the only none family member you can have sex with.
Schoolmate ends when Mentor ends and will stay that way no matter what.
It may have had more to it later but now it is abandoned it will no longer get any more updates.
This sucks hard, wish i can modding and programming to make updates and finish this game.

I'm sure you can find your answer in the first three posts of this thread, but in short, you need to talk to Aunt Kira by the pool. She'll suggest that to loosen up your mother, you need to learn how to do sensual massage and that you'll need to practise with Alice by the pool. If I remember correctly, Aunt Kira will only suggest this course of action once you ask Aunt Kira to help you to get mom to be less judgemental of lesbians - helping Alice's night time visitor, Kate.
NOTE: If you have kicked out Eric already, you'll have screwed over this quest.
