Also in the guide it mentions to use chair once or twice. What chair? He is assuming we know everything.

Check the diary, either by choosing it in the inventory or pressing "Q". Hopefully you picked it up since the start, it's in your room.
Also, you're supposed to know about the State she is in because the choices you pick during their State Event tell you in which State she ended up and given your other comments, I'm sure you've not reached the State Event OR you just forgot you did them/what they ended up as.
The chair is the one in the fireplace, the one with a big circle on it, it's used to skip time far more quickly than sleeping in your room. Unless that specific chair is the one in your room (and that also has a circle to highlight it, even if to the side), I'd need the exact quote from the guide to know which one it mentioned.
The records don't serve any big purpose yet besides changing the tune that plays when interacting with the gramophone in the fireplace. In previous versions, the mom would be next to it but there was no scene yet, since that has gone nowhere as of 0.17.3, the Doc just removed her from there, so no scene with her yet in that area.
As a sidenote, even if this game is not your regular RPGM game (since there's no proper RPG elements like battles), these types of games rely on exploration and experimentation. You MUST have noticed the circles on some places that indicate interactivity with the objects/places you're in, so it's not uncommon to try them out at least once. Be more explorative, my dude

The hallway has armchairs not chairs. English would be your maternity language i hope? Also other reason i ask is because what guide says would happen do not happen with the armchair.
I think i might have skipped tutorial like I always do on games when i dont have time in the evening and must have to get my rocks off. I am at the point where i introduced mia to the family. Diary does not say their state but only how much trust/lust etc they gain and hints

Nope, English is my second language, hence why if they have arm support or not but still are medium size height, 4 legs and you can sit on them, they're chairs to me. As for the guide mentioning a chair instead of an armchair and given the use of the armchair doesn't really do what the guide mentions, then, by default, that would be the other chair, the one located in your room. Again, most things that trigger something have a circle on or next to them.
Mia doesn't have a State or State Event yet. She arrives after the first time the MC has sex with any of the women in the manor. Currently she tops at 50 Curiosity points.
I do not have circles at my room...except at the bed and at the desk to re-see the sex events. Would it be that chair then?

Doc should seen ppl rush for a new update, as a compliment, i know its annoying. But its a sign ppl like his work

Only chairs of note I know are one at night in room and one downstairs near record player.
ANyway. I had enough of this I will go to another game. But this game has so much potential I will be back. Thumb up as I shade away!!!!!!!!!!!!!!!

Not really.
The armchair (let's call it that from now on since it's gonna get annoying going back and forth everytime) helps you advance time for small increments. Each time of day has 2 "halves". The morning has the 1st half, that one being after getting up, 2nd half of the morning is when Lucile is in the garden and Vera is with the horse. Same goes for Afternoon and Evening, the only exception being Midnight. The armchair helps you advance the time by 1 half each time you sit on it and "Wait", that way you can visit or try to do some stuff only available in specific times.
The chair in your room (as I mentioned, a circle either in or next to the chair) serves the purpose to toggle Beasty on or off, change the MC's name and re-visit some of the scenes in the game, with the exception of the ones that can be repeated ad nauseum (Waking up Lucile with sex, Cosplay, Morning Yoga, etc). This also helps you check in what State each woman is if you don't check the diary.
