Sickness is the Yandere level above the sanity level. You should be able to interact with the black mist when you have a high enough level to get the hints.

Can you please explain what is this sickness in your guide and how do you open the Tragedy option and How do you go into the Hint section of the game?

sickness = yandere level in game
Tragedy Option = blackmist (every chapter had their own location on where the blackmist will spawn)
Hint Section = (theres usually 1 in the pause menu > Tragedy)

No idea for the grand decorated luxury room, but for the other room thats the directors room. Thats where u request for the penile surgery location. Alternatively what u can do is, enter the room as a volunteer before 8pm (u can volunteer at any hour even on daytime), and walk around and let the time pass after 20:00, there is a small interaction and stuff, but it is incomplete, i suspect its for part 2 of the game (in development).

I suspect the decorated luxury room as well (development for pt2) , as in a fully unlock gallery theres no scene that took part in that area (i might be wrong)

To avoid the Tragedy, you need a) the road permit from Police Chief, b) talk to the boys in 3rd floor of school with your sexy selfy photo c) visit the park and change the direction of the lights so it does not cover the fountain area.

This is currently my problem: HOW the hell do I give them the sexy selfie? I don't get an option for that. No matter how many times I try to speak to them. How can I make/and then give them the photo? I'm so confused. whats worse: this weird tragedy is literally GAME ENDING. so if you fail here I need to restart, which is terrible game design imo. loses a lot of hours on my part.

If I recall correctly, you need to go to your room in your disguise(?) to do a selfie (not the regular computer selfie) and then give them the photo in your regular outfit.
