Scenes 2, 3, and 4 are mutually exclusive. You can only unlock one of them in your current playthrough. Depending on your perks, you may be able to load an earlier save game, unlock one of the other scenes, and continue with your current playthrough.
One is from the person who leaked it. The other is the official OP upload of said leak. It was renamed to make it clear that this is the Steam version of the game. It was also repackaged into a non-compressed ZIP file, presumably for cross-platform compatibility reasons.

I get that I need certain perks, but I want to know when I could use the perks to unlock the scene. Currently, I have Perception Warp, but don't see how I can use it. I talk to Mr. Winward when he's next to Mrs. Winward during daytime and there's no option to use the perk. I also tried seeing Mrs. Winward during the night and nothing changes.
I just went back to a random save and found the option. I sped through her quests since I was interested in her and the option popped up way before I had the perk. Sucks that I'd have to go that far back to use it in my playthrough.
