Last time I played I tested killing the Vampires in the Crypt. I wanted to trigger the Family Farm questline without Oksana.
You can see the cutscenes of the MC reuniting with his Sister and his family without Oksana at your side. They are exactly the same but with Oksana erased.
Its good that the Vampires quests are not mandatory, but you can't trigger the Family Farm quest until you either kill or help the Vampiresses.
A rational MC help the Vampires and lie to Oksana.

Possible we are looking at story & gameplay segregation. She hides from cetern "enemies", & later after evolving she hides from the females in you're life.
But let's try to imagine why people might ignore the existence of youre Familiar. Pre-evolved she is a small & cute creature who appears harmless while following a man who has (by this point should of) helped the town with most of their problems.
After her evolution the likelihood is MC is now both a heroic ally but also the mayor of the town meaning most townsfolk witnessed MC slay Roderick (so they probs dont want a similiar fate). Edgar is the only one who interacts directly with her & he is a bit of a perv who takes interest in her. Marcus has delivered to some of MC's places, specifically the Tower where he is threatened by Bolon. So Marcus is probably not surprised by this shit.
She hides from all females after she evolved because shes probably aware that they wouldnt appreciate MC having a curvy lil follower...

I feel Ziva was more pissed about MC's deceit in order to knock them up. She was fine with it when she believed the other girls (Caleah & Alice) were just fucking up & missing out on Barreness potions. MC cant be blamed for their negligence. But Ziva has been doing this for years, its literally her life, so she became suspicious when it happened to her. This is where her anger came from, a man who has aided her & she believed she could trust deceived her in order to knock her up, something she explicitly didnt want. Once it was the will of her goddess she became completly fine with it because obviously MC was supposed to find the recipe & do this. It was Qetesh's will & she obviously over reacted.

Only houses that have a girl MC can pursue in it. Shebdosent hide in the Smithy, Caprentor, Taylor, Inn ect...
Again it's probably story & gameplay segregation. Marcus us probably to busy trying to get help to question who's you're companion. Edgar is a perv & wouldn't question the hot demon girl whow alks into his shop (even getting a bj if he can).
The game would be near impossible if you couldnt enter some of the shops while Succubus is with you.

got to remember that people are a lot less prejudiced with young attractive people than old Crones.
