This gets unlocked along the Trophy Wife's progression. She will eventually tell you that you can buy the place, which you can do through the Office's management tabs. It costs a lot of money, and spawns strippers as hireable girls at late night/early morning.

After you bought the sportscar and have access to the jewerly store. It is part of the "Delia Beaumont" questline. You meet her Sat/Sun at the hotel, later in the shop.
Depening on your savings pay the fee, one studio, hiring a director and I recommend some(!) charisma to haul in enough material from the city.
Check the shop and buy a cam (and a light). Save some cash ~ 20k, 1st day of month for opening preferred. so you do not get stuck to pay the wages.
Usually you should have a company at 1st March (when you start 1st January)
But i already talk with Delia in the Jewerly store i about the club, but after that i cant buy the club?

Dude, go to your office, click "empire", then "properties", then "buy" (There is even a fine help in the quest implemented, when you actually talk to Delia about the club)
Read the last posts above and do the Trophy Wife quest ("Delia Beaumont")
Click the girl in your home on the menu, in the top right corner of the info screen should be a camera shaped icon, that will let you film an amateur scene with her.
it only happens if you hook up between 23:00 and midnight. same in hospital.

God damn! I'm a lousy porn producer. I'm already at October, 50K money with max stats and I'm still doing amateur boy-girl scenes. Is going legal better money-wise? I tried opening a company but got overwhelmed by the requirements (staff wages, contracts, etc.) and just reloaded an old save.
you don't have to really if enjoy the amateur side more.
if you do open the company, buy 1 building, transform into a studio, hire one director and buy a camera/light.
then start producing movies for that studio and you can still continue shooting your own stuff.
then slowly add more staff, more studios and you'll get to the point where manually producing movies will get annoying.
then you hire a PA and give her a production role. play around with her settings and let her handle the production side.
then you add more PAs to help you with automate publishing, finding new models and analytics to get more info about everything.

Check your perks under the "Boys" tab. If you happen to have "Matriarchy" you are basically reduced to zero males except ageny males.
Also the perk "Recruiter" (my favorite hunting trendsetting nymphos) takes away any male ageny model chances.
But even with these perks, there is an event letting you get -1- male model at a time, thus heavily depinding on chance:
Max out your security bar and have lvl 10 guards (having Dillon & Copeland is no sufficient event trigger), then you catch a thief. Males trickle in, a slow progress...
Or just use your lvl 10 talent scout (if not perked off) for male actor, level 1, potential 8+. Depending on how fast you need one, you can go potential 1 and hope to win the RNG lottery.
The "common" male company path IMHO is BG (you + trash), Solo (check for camgirls day1 and get them, ignore any bad trait except "depressed" since they have no scene partner), FF (don't let camgirls get wasted here), and then anything else.

Still bugged. Only one studio can have personel and changes positions automatically.
I don't know if this got fixed in the hotfix but I discovered a problem, so even if you don't make the mistake of shooting a scene with someone and then firing them before publishing, which leads to a crash. You can end up with one of those poisoned scenes where trying to publish it crashes the game. The problem lies in that Agency models eventually disappear from your list, almost as if you had fired them, so if you end up with a shot and ready to publish scene with an agency model who isn't there anymore you get an instacrash when try to publish it.

I was lucky not to encounter this one. I believe that the old PE was better than this in many terms.

Does traits and skills actually matter for staff? I did a quick test with PA's on "talent search" and everyone on the same level gave the same percentages, so I assume it doesn't.

Update: Greedy does seem to matter (and I assume "just for fun" too). And of course depression. But that's only salary/happiness and they don't seem to influence output.
Dumb/lazy also has no impact and Hadley is just as illoyal as everyone else.

Anybody know if trendsetter does anything?

It's not too bad, I just checked and I think the hotfix fixed it, also the hot fix seems to have fixed the crash to desktop when trying to go to the pool party.
