"part 1" refers to the first half of the game rewrite.

V0.8 beta is an older version of the game.

The latest version is in the section labeled "download" in the OP. It only has a win/linux version.
And the download's file name is "PrinceOfSuburbiaRewrite-Part_2_v1.0_BETA_pc_linux.zip".

I'm confused with the DLCs. Is the Pregnancy DLC going to be "added" to the v.1.0 VN making it v.1.1? And then "Knock Me Up Again" is going to be a separate VN to download?

I don't think so, as all of the cast are seen with pregnant bellies in 1.0, the DLC will probably be a stand alone add on.
