1) Tell Mrs. Himura you need time to make a decision.
2) Next head into the office in your appartment and talk to Josef. He will tell you to do a 50 / 50 deal with Mrs. Himuri.
3) Then head to the hotel room, tell her about the deal offer and then you can keep the barn with Kirby and also get the scene with Mrs. Himura.
I've been there like 10 times. Rented every outfit, did all Celeste stuff, did gangbang. I now have all perks except one ?????????? which I assume is Ooutdoor Photographer
To invite Anna, you talk to her in the kitchen and choose the talk to her option. Once you started with Kirby. If it doesn't work probably go a full harvest with Kirby and get a milk coin (a full week of milking 5 days).
Mrs. Himura will appear at the farm herself after several weeks of milking (multiple milk coins)

you can check your perks on your computer in your room there a skill and on the right side of it youll see the last star, thats the part
once its unlock you just need to go somewhere, click the 4 square symbol at the bottom left and click the call icon to call anna
and you can invite katarina as well to farm, look for her on the library and you will have a choice to invite her
you need to corrupt Emma (but not share her with mario) and then invite her to the farm, say its for the animals
the goth on beach is alice, you only get that scene if you steal her from adrian

I have Anna with 5 stars and Josef Left, but I still have Adrian that by mistake is not leaving and on anna birthday i have adrian at the Table. How can i edit the savefile exactly to make him leave? I don't care about trip to japan. I am trying but failing miserably... this is my "adrian status" how can i change it? Is there something else to change? I am not sharing it with noone, i just want to have the various holiday alone wth Anna in this run ;_;

If you finished the mayors story line you can invite his wife and ema to the farm. Go to the gym to invite Phoenix to the farm. and hang out with Amelia on Wednesdays to invite her to the farm.
