That looks like you've done/skipped the tutorial ('skip' only skips the scene), so you just need to find the potions now. Search the library.
She should only be doing that if she's preparing for the heist.

There's a succubus in the house that is supposed to increase everyone's libidos with her mere presence, according to the game's lore. There should be all kind of kinks and fetishes in this game; at this point, the MC should have summoned a sexual dungeon in the house instead of backyards and junk-filled garages, but so far, all the sexual scenes are vanilla as hell. Don't hold your breath waiting for bondage.
