Don't forget she has some issues as well. She can't seem to let go of Chad and is becoming obsessive on finding out who the other woman is. I don't think it's going to get any better for her as the story progresses.

Bella would likely shower the protagonist with questions "you need to answer boy!" plus she has her own big issues to work about with her (missing/dead?) husband.
Derek is a nice jerk who you spend most of the day, not someone i would like to live 24/7 while he asks about his sister's girlfriend. Plus i bet he snores a lot.
Right now Sage seems the less likely to bring even more drama since she also kicked Chad from there.

Oh man, I have a really good friend irl who's basically the real life Derek. He was a really awesome dude but after moving in with him for a month I went insane. I chose Derek because of Maya for two reasons. Hopefully this allows the MC to show Derek how hurt he is by Maya not telling 100% of the truth and seeing as he runs to Maya if you lie to her about the date its plausable he tells her this also showing how seriously you take her plus the DIK motto "Family comes first". Sage was locked and Bella...
