The blackmailing is hinted, but doesn't actually happen.
At some point Eric will accuse you of theft. From then on it's easy.
If you got both photos of Eric jerking off to Alice, make sure she will sleep naked and you can frame him.
If you don't have them, you will need Lisa's help to get rid of him.
If you have both photos, all you need to do is to make sure that Alice sleeps naked. Use a spider to remind her of her promise if necessary.
I don't think you can actually mess this up, but if you are unsure, just load a savegame one or two days earlier and do what you need to do.
In 2 weeks; soon; at the end of the month for sure; we will know next week...

Save girls from punishments. Frame them (alice with cigretes and Lisa with bad homework). When about to be punished, save them from spankings.
Also, don't get spanked by Ann in front of them

I think by cleaning pool , ordering groceries and asking for money (last one please confirm once )
Don't frame Lisa once you get her to go topless or she'll stop going topless for 2 weeks.
asking for money will not increase influence but at some point in the game, a forced event will make you pay for the groceries yourself and you get no payment for cleaning the pool. Those will increase your influence over Ann substantially but will still not be high enough to topple Eric's influence over her.

Yup, only problem is that by the time the next day comes around you've lost that influence that you gained with Ann the previous day. Another one, not sure if it raises influence or just Ann's feelings toward mc, but open her door in the morning when she's getting dressed and take the option that says she's beautiful.

Ann is an exception. As long as Eric is in the house, he has absolute control over her. You won't be able to keep any influence - and you don't need it anyway.
The little content after Eric is gone does not require to have any influence, so best ist not to bother at all at the moment.
