See the third image in the preview? How do you get that scene? I can see it's with Gina but I can't figure out who's the other woman. Also is it in Part 2?

Kaydance has a more dominant alter-ego sleeping inside of her. The option to awaken it in the second part is only present if she has at least 6 dominance, 4 corruption and 7 love points.

It's Kaydance, the younger sister. You can get that scene in the latest update. You need the variable "kaylunapro_sic" set to "yes". I am pretty sure that means you need to previously have had the scene where MC fucks Luna while she kisses Kaydance. And for that, I think, you need to refuse Riley's offer to stay in the pool a little longer and receive a hj from her ("I appreciate the offer, Riley, but...). And have "sharing is caring" option activated in the beginning.

Fairly certain that in order to unlock her routes, you need to go to the onsen naked. Then check her phone when she leaves it behind. And then confront her about taking naked pictures of her guests.

No, it appears to be more complex than that. I just ran several walkthroughs to test it and here are the results.
1) I don't accept Riley's hj in the pool and thus witness the scene, where Luna talks dirty to Kaydance. Then when I get to the scene with Kaydance in bed, talking about her other side, I choose dialogue options that keep her love score no less than 7, while still raising her dom and cor stats. I awaken her dominant personality. Later on the sharing scene with her and Luna happens (and then the scene with both Gina and Kaydance)
If instead I choose options that only raise her love stat, keeping her dom stat at 0 and choose to preserve her regular personality, the sharing scenes happen the same way, no change.
2) I accept Riley's hj and thus am late to witness the dirty talk scene. Here things change. If I awaken Kaydance's dominant personality, like before, with the exact same dialogue choices, the sharing scenes with Luna and Gina don't happen.
But if I choose the options that only raise her love stat, then sharing scenes do happen.
So choosing to stay for a hj or not seems to influence later options.
