This is hella late but how exactly do you start the tutor side quest?
You can start the tutor side quest by walking west of where you approach the Main Castle Area. Enter the building with a maid outside and talk to head maid with heart over her head. Later events require the player at least having 75 lewdness, at least from my testing.
Edit: And at least for the later events, post prison section of the game, I think.
Bet bet I’ll give a go. I’ve talked to that lady outside the gate, and she mentioned being a tutor, but there’s never been a heart over her head.

I have a question. It's said an event can be triggered in the Residential area apartment. I already beaten the last boss. How can I trigger the event?
It's the otaku. Did you buy the premade card deck from the shop in the... I think commercial district? One of the shops from the capital. You can buy 3 premade card decks at the end. I haven't gone through the ending but those are related. Maybe that will unlock the event in the apartment building. afaik if you've already gotten together with the old man you can't also choose to be with the nerd.
See above. It's for one of the post-boss endings. It's used as part of an event with a card otaku in the apartment building in the capitol.

followed all the steps listed and i'm not seeing any change to the game, even when starting a new saveLiked the game but there was no standing picture while moving around. So I made a standing picture mod that also makes the boobs bounce (optional). Let me know if there are any issues or errors. Enjoy!
As a side-effect I created a simple ModManager for configuring settings. Feel free to use it if creating a mod that needs settings.
Features:
- Standing picture on map
- Bouncing boobs while moving
- Expressions reflecting lewdness compared to outfit etc.
- Support for all outfits, arm positions and stages of pregnancy (for outfits that have them)
- Support for Merumeia
- Extensive settings, access from title/pause or by pressing "m"
