Is it a Mod?, would it world with the new version do You think?, I got a good few endings so far, but not all of them, would love a guide to get them all for this new version of the game.

Nah its no mod. The walktrough is a PDF and the ending guide is an image.
Basically you have 6 endings.
- Harem End
- Solo Mom End
- Solo Tracy End
- Solo Alice End
- Corruption End
- Bad End

The guiding points to get them are in the image and the walkthrough in itself is obsolete if you are using scrappy or lains mod.
To be fair I havent finished the Game yet in its definite state but I am pretty certain you can still get the endings like you did in older versions.

Does anyone know the difference between the general, extra, and elite definitive editions of the game and which one is the one downloadable here?

It is very interesting story, all of the characters are very attractive. The So called innocent Sister in particular,not so innocent depending on the spooky friends involvement. Only problem I had was at one point of the story,was sent to a house of a fairly new character and you need a key or password. No matter how long I look, I can not find it and so can not continue the story/game. So I have never been able to finish. The Music the scary phantom creatures are great,and are the right amount of creepy. Perfect for October. The Music and Ambiance get as scary sounding as the ANAX Visual Novels at times. So it is too bad I get stuck in some new characters home.

I am on the same boat as you but after digging some info up and playing the game myself again they differ only in dialogue variations and what ending you get.
For example if you go for the corruption "path" for the mom you lock yourself out of any good ending with that character.
Take it with a grain of salt. I need to finish my playthrough to give a definite answer.

This game has always had that small sandbox point and click sections. You're supposed to find a hidden key to progress. Click the plant looking grass thing at the patio.
