there's actually a map sold at the pawnshop at the city center, in the GUVMENT district. But other than that, you can follow the walkthrough (the link is at the front page)

There is no way to skip it unfortunately. I didn't realize it's that difficult. I'll turn down the difficulty for the future updates (0.12+)

Basically, you need to call her over using your phone on a Friday and choose some options to make her stay, but you can check out the walkthrough for more details.
Despite the walkthrough description, I was expecting a new option in the phone for Eva. There isn't one. You call Eva over the same way you would for a normal afternoon visit, then choose the movie option after she arrives and continue from there. Hope that clarifies things for you.

If you're talking about event 5, you call her using the PHONE, for a date at 10AM, and pick the right options during the date. You can check the walkthrough for which options to choose.
Suggestion:
The MC needs to have more neighbors in the building.

I do not see the walkthrough, I get through everything but I am stuck, it is always date over, I have tried dozens of combos. Please Help
