You start at part 1 save on the screen when asked then start part 2 with the save you made and do the same with part 3.
So yes you need all of them.

But that is the end of part 3 and how it looks once you are done with part 3, you need the end of part 2 to start part 3 again.

No and most of the time there aren't, but I always rebuild them to be certain. The release number in the pdf does change though.
