Am actually not sure since I ran blind playing this game
but all I did was develop each part everytime we seggs
and also you need to have 80 lust (i think) and her sexual desire needs to be high like as long as it says she's horny if it's not

working then maybe you're still not close enough with her (not enough "favor") no need to be as high as mine just make her happy as much as possible and it basically unlocks the rest

i managed to find out some parameters with the saveeditonline website. Some may only appear once you unlocked the activity.
Var23 = Stamina (Hearts) ( You can set this higher than 4. If you set it to 20 the hearts will only decrease once you arrive at the last 4 hearts)
Var173 = Reputation
Var6 = Funds
Shopping points (if you want to edit this you need to edit the global.rpgsave and change the number behind Value 2)
Var9 = Favor (I dont know if you need to change this in global.rpgasave as well since i didnt change that Value in fear it might break progression)
Var11 = Spirit max 1000 i think
Var26 = Voice max 5
Var28 = Speed max 5
Var30 = Politness max 5
