In fact for the room it's more implied to be Sensei's childhood room. As for the first two, give us your thought on why you think Sekai was there.
Would you mind sharing your thoughts on this reference you quoted? I don't see how you arrive to your conclusion with this dialogue, especially the "Sekai's return via being born from Ami". It might be a hot theory but this reference doesn't really support it until you do your part of articulation.

I feel like that during the first chapter a lot of the Happy Events seem to support this, in the sense that there is "a Maya" (AmIOkay) with him in the room with the clocks and more or less out of the current timeline (also during other Happy Events). The recurring flash of a Maya entity waiting for him at the end of a white corridor could also suggest this.
