I'm curious about the map pic from CarloS walkthrough. Barring some icon differences it has 2 extra locations (hospital and beach presumably), is it from the beta version or something?

No, those places aint in the game yet (exepet the beach but it dosen`t show in my map thow). Some of the icons are different too e.g. movie theater, Aby`s appartment, Mom`s job exc. Don`t worry.
