You need to build up relationship points using the favors available
the more you build up, the more stories become available

Currently
Hanna has 6 Favors and 7 Stories
Jessica has 3 Favours and 8 Stories (You'll meet her as you progress with Hanna)

as well as keeping the mood and lust for each lady at 100%
you also have to keep yourself clean and increase fitness, appearance and brainpower
as well make some money, as you'll need to buy a few things to help you

These are all connected to your relationship point (favors) with her (MAIN THING), the stories you open up, the choices you make during the stories, when you talk to her, etc
that's how you unlock those actions

I don't think there is a rule, a dev will usually post a free or older version of a game to promote it and hope to get subscribers, but occasionally a subscriber will share it here.
