The endings are:

4 - Bull 1 Ending - Complete his side-quest in the sewers. Requires seeing his other events, so if you skip them, you can't trigger it in a Pure run.
5 - Bull 2 Ending - Complete the sex tournament thing in the 1st town, find the letter on a bench and follow it to see the event. Sex stats and corruption don't seem to matter for this one either. Doesn't require any other events related to Bull 2 so you can do this even on a save that achieved a pure run if you want too. It's the ONLY one of the Bull endings that works like that btw. Sex stats and corruption don't seem to matter at all.
6 - Bull 3 Ending - Trigger the sex scene that happens in the caves when Sana and MC are separated after the pulling the lever incident. This whole sequence can only happen once as part of Town 3 events, so if you don't trigger it then, it can't be triggered later. No other factors matter, just this scene, as far as I've been able to tell.
7 - Bull 4 Ending - Take 2 days off when staying at his mansion. That's it. Again, sex stats or other events don't matter. You can only do this while staying at the mansion, so if you skipped this, you can't trigger it later.

Unless something changed since I played the game way back when, then you'll get a NTR ending at random from the four of them after beating the final boss. Keep in mind though that the post in question was written nearly a year ago at this point and the game received an update or two since then and I have no idea if any ending conditions and the like were changed.

It's still random so long as you meet the conditions from what I remember from beating the game in the release prior to the mom ending being added. So I doubt they would've changed how the ending works for just that update.
