I had trouble with this as well you have to be always nice to her on your visits, there is a walkthrough on the 1st page that might help.

Great game so far! Would fully be willing to start the game all over again if there's a big NTR update in the future. There's a scene at he gym where I wish that was going to happen 
Here's some things I would love to see in future updates.
