I think one theory was that Hunter planned to take over Sterling's body somehow. It could be that he figured he'd be able to convince Hunter to take over as Dio Del Sesso. But it could also just be that he planted cameras everywhere and wanted to make bank on a hot guy fucking hot women.

Good question. If i may add on, i am also wondering what happens when HGH stops being taken? Will Sterling stay the same? No clue how the stuff works so maybe Hunter thought by giving Sterling HGH he would build him up into this strong big-dicked dude and then once he stops getting the drug Sterling would deflate back to scrawny shrimp size lol. Because I'm pretty sure he doesn't want all the girls to himself. I think initially he thought sterling would eventually come around and see things his way, but he didn't want Sterling out of the picture all together until later chapters. He seemed to actually care about Sterling somewhat at the beginning of the game even if he was annoyed with him getting in the way.

I think the thing is, Hunter likes to share girls, and on what principle did he think, since Sterling is young and handsome, why not seduce all the girls through him?

but something happened that Hunter did not expect, it turns out that Sterling is against such ideas and does not intend to share his girls! Anyway, that's how the plot started.

For people asking, The rough motivations of the villain of this story can be roughly ascribed to two seemingly tied goals:
A) The desire to continue his legacy.
B) The desire to reconnect with lost family.
Now, Hunter is a Misogynist, like the whole thing is that he's an allegory and caricature for the sort of underlining themes house incest games tend to have, so of course he's not getting any of the women in his family to continue his legacy. This includes Drew, hence all the "I have no son any more/My son is dead" foreshadowing we were getting before Drew showed up, because I guess Hunter is one of those "Trans Inclusive Radical Misogynist" guy, so Sterling, the only remaining male in his line, was the next best thing to shape into a potential heir.
This stops of course the second Sterling's luck causes Hunter to get progressively more and more hurt, but we can see in the early moments of the game how Hunter was seemingly trying to get a student in him by nudging him in the right direction, and we can see that take form with Sean, who is canon to the setting as we all know just as much as best girl Nnena, in What If 7.
Hunter is also a predator with a deeply fucked up sense of morality, so to speak, meaning his desire to reconnect with his lost family now that he's so close at getting his dead wife back would be to mind break and fuck them into becoming, again Misogynist and again House Game Theme Allegory, his stay at home barefoot brood mares for him to impregnate non-stop, regardless of their dreams or desires prior to that.
So to keep it brief, TL,DR:
Hunter wanted someone to continue his legacy, thought Sterling could be persuaded to do it, but has now changed idea and is actively trying to outright kill him (And Sophia and Drew if we assume the reason why they aren't in the deaf and blind and in the forcefem endings is due to Hunter killing them, two other members of his family) due to his continuous resistance and a desperate desire to achieve his "golden" ending.
It's not that hard to follow honestly.
EDIT: Side note, it is to assume the next plan is to start grooming his clone into becoming his potential successor if the body snatching thing is but a red herring, just like communism.

As far as I remember having sex with Hunter is 'that thing I don't want to talk about' amongst anyone that does it (probably because the drug effects run out), see for example a bad ending with Eva where she just flat outs never gets near the house again and doesn't want to talk about why.
How did Kiera and Nora felt, who knows? But they never tried to contact them again by the looks of it so that has to be a sign (I kinda remember Nora and Kiera cringing when Hunter told them that Sterling knew about their tryst). And Drew flat out said 'If Kiera knew me and Hunter were here you (Lucia) wouldn't be'.
I was about to say that they ran to another country when they found out but actually they went to another country when Dave found out and put a gun in Hunter's mouth.
And something tells me they didn't know anything about the pregnancy with Kiera and Nora being in their own isolated part of the world at the time... and Drew and Hunter doing their shit around the world but if there is more info on this, it's probably in the next chapter, WHENEVER THAT'S COMING!!!!

...IIRC, Hunter's original plan was to make Sterling his new protégé, like Drew used to be.
Sterling rejected this idea when Hunter presented it to him. But at the time, Hunter believed he could win his grandson over in time.
