I think it's the Thirst variable (e.g.: EmmaX.Thirst). Goes from 0 to 100, it also affects your conversation(s) with the girl (if you Talk to her she may do something)
You can always lock the door on the bedrooms and the class room at least.
Tried that didn't work. They must teach lockpicking at that school or something.
