Yeah, you have to fail a few times.
You need to get MAunt.MeditationBoobsLicked to 3 or more
Also I had it backward, it is NO sexy time beforehand. MAunt.OrgasmTM needs to be more the 4 hours ago.

If you want to cheat the system, open console and type:
- MAunt.MeditationBoobsLicked += 3
- MAunt.OrgasmTM -= 4

Have you ever had an event where you share a room with Jill and go to bed before 3:00? She should come home from work at night and fall asleep half naked with you. You need 1 or 2 of these events and she will jump on you with her ass.
After that, you can have anal with Jill in the alt room.

affection with mia has no effect on affection with jill, just keep sharing the room with her until it unlocks. you have to have fucked her bareback iirc before she lets you do anal.

For the Mia stuff, you have to find them in the room. During the times when Jil is working out, some days Mia will be there also.
- You start out by going out for a drive with Mia and fool around on side of road.
- Then later you can go to other room to have sex
- Later you just stay in room and Jil cheer you on. Jil will take a photo when you do anal for you phone contacts.
- Last you find them arguing, this can lead to Mia taking a nap with you.

I believe you have to invite Lil to dinner with the stepfamily. As you are leaving, Kate will stop and ask where you are going. From here you can invite her to join. After this you should be able have Kate sleep in your room at Step-house instead of the alt room at motel.

Modeling is a true grind...here is a cheat (Still a grind though)

Note: You should already have girls ready to model and have xShop jobs setup. Best to have one model do an x-shoot first. Just to be safe.

This first bunch resets timers:
GData.Time =9; Player.Energy.Value =100
ModelingWork.LastXShopWorkDate -=10
GData.SearchThemes["Job"].LastPhotoJob -=10

Now, open your phone browser and search for a job. There is a command that doesn't this automatic, but I think there was issues using it. I believe it was if you used it before finding the studio, it would not let you enter the studio later.

Resetting the timers doesn't work for me, how can I always find a modeling job?

Just have her be your roommate. At some point she will give you a nice wakeup. You may have to work with her in the sex shop to boost your points. There some points to earn at the pool also.
Once all the happens, you can take her out on some dates.
