Some blah blah, a little touchy touchy and sex (wife is cheating but the husband might too) and no build-up.

For the relationship setting to Mom, it would be way too fast, what Mom does that?
As for the setting to Landlady, a lot of sentences have a relationship in the text and the MC talks to her: "Do you like that, landlady?" and so on. Who talks that way? The name would be better in my opinion.

All in all, it's not that bad and suitable for a fast fap round.^^
