Bit late but the only game with a similar premise I can think of is "Mommy and a Fleshlight in a Mansion" by Studio Sirocco. Same idea, haunted mansion equally humongous boobies, simple exploration and puzzle.
Another one I guess being "Yuuka's Mansion" by natyusyo. Same thing. Heroine trapped in mansion with BBM with the BBM constantly having sex with the female.

Guide to game progession
1. After the game intro, go to the main entrance by heading south to the lobby.
2. After interacting with the main entrance, head down into the basement and enter the room to the upper right.
3. Get the keys to the office from the box, and head through the door behind the reception desk.
4. Go upstairs, and get the master key in the cabinet closest to the room entrance
5. Use the master key to unlock all the other guest rooms. After openning three the rooms, the phone will ring
6. Answer the phone and go to the main hall next to the main entrance lobby to the right
7. After entering the main hall, eat the meal and a note will spawn.
8. Next go to the linen room, which is right of your room on the far right hallway.
9. Where there is towel missing on the shelf, interact with it and gain the handle
10. use the handles on the far right corner of the room to enter the underground area
11. After entering the underground area, use the magatamas to activate the shrine
*the first magatama is in the far left corner in the basement warehouse,
second magatama is in the second foor corrider which continuously loop
third magatam can be found in the kitchen upstairs,
the fourth is found in the dirt hole in the basement area.
You need the spade which is locked in the locker in the basement warehouse. Use code (6212)
12. After putting all four magatamas in the shrine area and interacting with the shrine, head back upstairs and head towards the second floor corridor.
13. The second floor corridor is now acessible and can now reach the second floor of the building.
14. After seeing the ghost, follow it into each room. The last room will have a crowbar in the closet.
15. use the crowbar on the door covered in seals and enter the room.
16. After seeing the black hole and interacting with it, head to the second floor linen room in the far right.
17. Interact with the ladder and head down to the first floor. Use the towls in the linen room to make a makeshift room.
18. Use the rope on the black hole and decend down. Grab the big bath keys.
19. Enter the big baths and perform the spring titty fucking scene, resulting in the Kouhai ending
To get the second ending
20. Before heading to the baths, retrieve the makeshift rope from the room with the hole.
21. Head downstairs and enter room 103 on the first floor to the left with the windows open
22. Entering the room and heading straight down, use the makeshift rope to exit through the window.
23. Once outside, walk down until you see a patch dirt. Dig it up with the spade.
24. Get the dirty eye, wash it at any sink to get the glass eye.
25. The second eye can be found by heading into the basement warehouse area
26. Once in basement, talk to kohai and she will give you a box.
27. Use a screwdriver to unlock the box, which is found in the locker in the basement warehouse area
28. Having both eyes, go back upstair to the office space with the safe.
29. Use the code to unlock the safe (528474) and retrieve the doll. Interact with eyes in the item menu with the doll.
30. After having your way with the doll, have titty sex with kohai again to progess again to the baths.
31. After the baths event, the harem ending should be completed.
* Magatamas and items can be gain anytime and do not have to be done in order

To solve locker combination, look at the walls in the guest room. The number on the wall indicate which order the room numbers go in the locker
1. Room 101 had 3
2. Room 102 had 24
3. Room 106 had 1
Put them in the right order of 1, 2, 3, 4 you get 6212 for the locker combination.
To solve the safe combination, you need to collect all three memos
1. first memo is in the bookshelf in the office on the first floor
2. second memo is behind the paper divider in the main hall
3. third memo is in pantry shelf in the back of the kitchen
4. to solve, add all three numbers to get the correct safe combination of 528474
