It's not a question of house-guest courtesy, it's about reusing the art assets while still giving Bella a tangible metric for her will conditions that could still take us by surprise. Access to the MC's beach house is a convoluted mess because the devs didn't think it was worth the time to write and/or illustrate things properly. Given the long development cycle it's a reasonable argument that they were correct, but I found it extremely disappointing.
there is some truth in what you say, in reality one may not necessarily want to hear Bella's (and Jolina's) side of the story, but from the point of view of the story it was necessary, it was necessary to know for example about the clause for Donald's nephew.
actually what is mind-boggling is the access to this beach house, normally one has a key and goes in, it's not like lists of welcome and unwelcome guests are compiled, but this was part of Bella's conditions, so somehow it has to be accepted.
the beach house was objectively the only place where this conversation could take place, the only alternative might have been Elaine/Donald's house, but since the use of that house was also in question it would not have definitively solved anything to move the meeting there
