Instead of making a PDF WT, why not just make a WT mod? If you don't know how, I'm sure a modder would help you.

i noticed that where there is new content you can see it on the town map, there will be an "!" in the portrets but it's small, you can also check the computer in your room, there is a walkthrough in there (clicking on the characters). But yea, each part of the day you chould check the map (i guess for you that would be night?).

It's not to hard, just got to the map and look for "!" each day and each part of the day...

When looking at the Progress screen I seem to be missing only 1 event with the mayor. I'm at 9/10 and can't seem to figure out how to get it completed.. Does anyone have any ideas as to what I might have missed or how it should be triggered?

Have you done the mom date yet? It's triggered by clicking on the bed in your bedroom.
