Side effect ends the moment Eve takes off her clothes for Max.
To get to next step and have Eve invite your GF you need to start the Lisa/Ann sex-ed. Lisa will tell you of her plan and this ends v11 so you gotta pick up from there.
If you can't get Lisa to start you may wanna check mini walkthrough here and read point 15. ->

Got almost same problem.. Eve already takes off her clothes for Max, but did not invite Max GF. What i must do next? How to start the Lisa/Ann sex-ed?

Grind grind grind... nothing is happening... M gets BJ from Alice in lounge, Ann see them now and again and says to be careful Lisa might see, Ann leaves, Alice says Mom is watching and that who gives best BJ, her or Mom? and this is carries on and on week after week.. ive tried below but does not work.

1. Get Lisa, Alice and mom mood as high as they will go.
2. Keep doing all open quest.
3. Stop all sex with mom on Friday.
4. Do not set up Olivia to come over on Friday.
5. Do not set up any sisters for private spankings.
6. Talk to everyone every day.
7. Move to the pool after dinner on Friday and wait till mom is in the lounge then go see her.
8. Keep doing all of the above every day until it happens.

I've been to the clinic with Alice so many times yet seems no vs0.12 content is unlocking...

Doing the Olivia girlfriend path, Lisa, Max and Alice play around in Alice's room at night, done the spider in Alice room and undressing her routine..

I have Changing Roles and New Job opportunities still available but cannot seem to activate them....

Its not part of the side effect quest it is part of the cunning plan quest which has triggers in both blog and the spider quests.
Also you must be at the end of Lisa's mentor quest and have started Olivia part of v.12

This means your on Olivia GF path. Sadly it will lock you out of most v12 content. First thing that you need to do is get Lisa to peep on you and Alice while having Spider event sex. This is only possible when she is your GF.
Obviolsy the new Olivia content is off as well because this is a new story all together.

1 more dialog appear, Max to Lisa "I like being watched when I'm having sex with Alice"

The one you need is "Do you like peaking?" Max can ask Lisa this both in room and in kitchen provided ofc you are that far along the events. Usually you must have sex with Alice at least 3 times from Spider event. First time she rides you. Second time you doggy style. Third time you start cowgirl and turn her over to doggy. After that you can ask Lisa to Peep..

This is not the save game thread.. But i'll give you a complete Olivia v12 save just so you can see for yourself. Compare it to your own game.

You wait till next week after you get the quest. So don't use a save to try and help you. And when you go to the lounge at 9pm just ask Ann "What are you watshing?" The next text will read "Is Kira joining us today?"

By triggering anal i asume you refer to Kira sex-ed. Keep doing them and invite her from the pool to join every week. After some time you get the option to ask her "About the lessons".. This will open Kitchen anal with Lisa.
I don't know where you are currently in Mentor but if you have'nt started porn movies yet just keep playing

And before i go to bed i just wanna say i tested my own Olivia save to see what can actually be done from v12.
Nothing..
The simple reason is that after you can fuck Alice from spider event you can still not ask Lisa to peep. This stops Alice from ever going Dom, From punishing, from lisa joins the cam show and so on.. Also it stops any progress in the Ann must catsh Max on couch as Alice will never ask for oral. It basically stops any progress at all and most of v11 is locked out as well. The only option from leave the house is The clinic.. And that ends when Eve removes her clothes after 4 visits. zz zz ..

Got it, i asked her about it in the pool. I think, we need to wait after doggy with Alice about 1 week.

I think I've almost reached the end of BB 12. But Kira still offers educational visits at night and and you can go to the Alices website.
Is it necessary for something?
On the other hand, Alice has not caught Max with Ann yet.
