Also for anyone interested, not sure if this is all of them but managed to unlock 2 more endings compared to the save shared earlier for a total of 5 endings for anyone interested.
Also by looking with the saveeditor my guess is there are at least 2-3 more endings either already in the game or about to come in a future update.
Of course outside of the 5 endings that you can pick here, I think I found at least 4 bad ends and 2 good ends that happen before you get to pick and ending.

That sounds to me like the True Good Ending.

I was hoping there was a list of existing endings. I started playing this yesterday. I found 10 endings: Dumped End, Gangbang End, Exhibitionism End, Bondage End, Bad End #1, Bad End #2, Bad End #3, Bad End #4, Good End #2, and Pregnancy End. Anyone else find any others? I think we can logically assume that there is at least one more namely Good End #1.

Yeah from the top of my head without checking the game.
You can get bad end through exhibition route by either making yourself known while having sex in the closet or later at the diner by telling the husband about the dildo.
Pregnancy route get's a bad end if you try to impregnate her the first time you get a chance.
Bondage route get's a good end if when the wife is asked if she wants to become the Futas sex slave and she answers she still loves her husband.
You can also get a bad end through the bondage route if you leave her tied up naked in bed.
During the "edging" path if on the last sex scene the futa gives in the wife turns the table and you get a bad end.
The 5 chosen endings are gotten by pretty much playing the different routes to their ends, though all choices through the routes has seemingly no effect on the endings and instead their always the same no matter how you play as long as you reach the end of the route far as I could tell.
There also might be a good end or at least seemingly a planned one if you go through a lot of the routes or maybe just the exhibition route since at some point your able to confess as the wife that the sex with the husband is unfulfilling and that she has started to grow certain fetishes which the husbands reacts to by saying that he will try to be better and it looked to lead to a good end but I either couldn't get it to trigger or it's not done yet. From my playthrough it seemed you had to have sex with the husband multiple times until she demands more sex and then confess that it's not working with normal sex in the bedroom which switches them to do kinda exhibition sex if I remember right by having sex in front of the front door with the risk of someone showing up and seeing them which makes the wife cum because of the "thrill".

All full endings can be influenced by past decisions in minor or somewhat significant ways. Whether Zoe has ever blackmailed Sarah is usually a big influence on the overall tone (mean or a little more loving) and if you play an ending that doesn't require all anal scenes to unlock without having played them it will skip over or change anal content to something else in the ending, for example.
Those are all endings if I'm not mistaken, but some endings can continue into a "true ending" with certain decision/statistics. It can be hard to reach now, but in the final version (1,5 months from now) we will likely allow players to continue into at least a certain variation of the true ending after playing a large part of the game much easier.

The wife becoming more assertive during the denial options shouldn't have been a bad end imo. An ending, sure it works, but just dropping it like that and not showing how the new dynamics work just feels like a missed opportunity. It's also really binary, if you give her any control once you're locked into the bad end, there's no middle ground.
Damn, I'm a straight woman and Zoe is hot as hell. I may have to buy/support this game 
The pregnancy ending was honestly so well-written. This game has so many scenes and CGs; I thoroughly enjoyed it <3
Might be wrong on this but I believe the reason it's a "bad end" is cause Zoe is always shown to be the alpha and depending on what you pick. Her plans are either to actually help the married couple (to some degree at least or in her own twisted way), make the wife her slave or just use/exploit the wife but she is always shown to be the "alpha" or the dom.
So her losing control and being "subjugated" would mean that her whole plan backfired or the fact that she was turned from a dom into a sub. Personally I agree that depending on how you look at it, it's not a "bad end" but when Zoe represents sexual prowess losing that part and being put under someone else in a sexual relationship would kinda mean the death/defeat of who she is.
Though this might be mostly speculative on my part. I also agree that the edge path for now is seemingly unfinished and by my guess it will be further developed in the future. Seeing as even if you follow it without getting the bad ending it for now doesn't go anywhere when you finish from what I could find. Like for instance if I check with a saveeditor there are 12 paths listed in the editor. Anal, boot, collar, denial, excluded, hair, orgasm, plug, stop, threesome, vibe and voyeur. So it might be that there are 12 planned paths/endings but only 5 are implemented or fairly finished yet. There are also the mentioned true ending / endings? that might need you to play through a lot of the paths or doing things in a certain order or with certain choices.
Like for instance in some of the paths Zoe has mentioned or at least thought about how she wants the husband as well. Not sure if it's a specific path but at one point Zoe will think that the husband would look great with make up. Or during I believe it was the exhibition or the gangband path Zoe will also think that now that the wife is "done" it might be good to start working on the other one or something (which to me implied she was gonna target the husband next) but at that point the path pretty much ended so there wasn't anything more after that for now.
Seeing as the title is called Building "our" futafuture for now there is only a focus on the wife + futa future but I believe the title is aimed at the our as in husband + wife's futafuture. So there will probably be either a few paths going for the husband as well and probably the true ending of this game will have the husband + wife turn into the sex slaves of the futa.

Can't remember all the choices I made but here's my save file. Pick Exhibitionism ending
With the devs giving a response some posts back that the choices up to the ending does affect them.
For instance the exhibition ending in the save linked by lemonfreak if you pick that the husband should join in + get him on his knee's then it seemingly gives the "hidden true ending". Comparing the save to my own what I could find was that the major difference was that lemonfreak had gotten a few more choices with the husband + husbandplayed choices.
So my guess is that you need to pick choices that makes Zoe do stuff to the husband as well as often as possible then when you pick the exhibition ending you get the option to ask him to joi nand if you pick it you can achieve the hidden true ending by letting him join in and then having the futa have her way with her, since if you let him join in with having sex with the wife then you don't achieve the hidden true ending of both husband + wife becoming the futas.
Great find btw haven't been able to achieve this one myself either yet. I do believe you get some husband options through each route (though I haven't checked what they all are yet, some are pretty obvious) and you need X points to achieve the "true endings" that has the husband fall for the futa as well. For now the devs mentioned there was only 1 hidden true ending so far but more would be added in about a month or so.
