Look at Emma's heart for hints. Also built the extra living quarters in your manor (its an investment, go to the office. Same place where you buy the bar/college and whatnot). Once you do Emma's events and she asks to move into the manor, let her. Now just talk to her in her room for repeatable sex scenes

maybe a stupid question that has already been answered but how do you unlock the titles next to the girls names (like lactating for annie)
Most are placeholders that I think Arc forgot about. A few act as achievements when you reach a certain part of the story and are hard to miss.

After you buy the college you can:
Go to college during the day.
Enter the college.
Empty Classroom.
Teach a class.
Let's do it!

Before giving a class go to the field store and buy the crystal
go to the library and read the books
and talk to veronica about teaching to get advice.
those 3 will each increase the rate at which your teaching improves the education level and save you time
edit: I forgot also talk to the principal too.

I don't know what to do on the morgana mansion quests part (no spoilers) I need to talk to the staff after an investigation, but I think there's a lack of materials to talk to them so... I think maybe I need to complete other quests? maybe they are all connected at the end? .. (no spoilers)
