This game is from the top of the genre. I am not a big fan of BDSM, but this game... very high quality of renders, as well as animations. Story telling and character desing is fabulous. Highly recommand. 8/10.

Extremely hot characters, and some serious femdom. Good music, and an excellent atmosphere. If you aren’t into femdom, avoid this like the plague, but if you are, this game is like a wet dream cum true. It doesn’t have as much content as I’d like and updates seem irregular, but that could be just because I don’t watch closely enough. Still though, even just with what‘s here, this is definitely worth a look for any hardcore femdom fan.

Great Intro to Dom/Sub

Never was interested in dom/sub before - now I am. The story does a great job showing interactions between those in power and those without control. Characters are very well written - love the main girls. Eager to see what the developer does next with the game.

I have lurked long enough and made a account at last! This is a really good femdom game with very interesting characters. Elizabeth is my favorite character but Isabella is the prettiest! I think the best thing about this game is the quality of the renders. They are almost artistic and quite beautiful. Sometimes the main character has a little too much thoughts inside but everything else for me is great!

- The story is great, I love the corruption building, towards the daughters.
- Graphics are amazing.
- The girls are marvelous, expect for my sister, not into BBW and hopefully the diet plan continues.
- Lewd scenes are nice.
- Music are relaxing.

- Microsoft Powerpoint Game play.
- Zero animation


Conclusion:
Though I am not into these dom&sub, I genuinely enjoyed this game.
A game with High potential to be great.
Story is intriguing and can't wait to corrupt every single one of them.
No sex scenes so far, slowly building up i guess?
Hopefully there will be animations, it's sad to see such potential go to waste.

It's a great game! with heavy femdom elements both male and female. I cannot wait for the next update. I love both paths available to the protagonist and would love to see everyone in thi story get what is coming to them.

Game version: [v.0.36.1]

Probably the femdom game with the highest production quality on the entire site, but it's an incredibly unpleasant and unrewarding experience.

I could look past the contrived plot and the cliched setup (maids? really?) if the characters were interesting or likable, but most of them suck hard, including the MC. The only characters in the game who don't come off like complete psychopaths are Anja and your sister.

Half of the game consists of the MC spending multiple lines in internal monologue after anybody says or does anything and it gets incredibly tiring very fast. It's not even that he has any insightful thoughts, it's mostly just pointless blather dragging every scene out to the point that you feel you've been playing for hours but nothing much has happened.

He also gives into the whole "well, you're basically a slave now" thing way too quickly and not just in some "I'll play along for now" sense, but he actually repeats their creepy ideology in his thoughts almost immediately and is basically ready to cut his balls off right off the bat, to the point that I was asking myself if this guy had some kind of brain damage.

The mother and her two daughters are cartoonish caricatures of out-of-touch super-rich people. The dev goes out of his way to make these women as unrelatable and unsympathetic as possible, which is just a baffling writing decision. I've seen violent psychopaths who get off on crushing your balls in other femdom games who were more likable than these harpies.

Ouch, some harshe reviews here. For my part, I loved the story. Sure I had to suspend my disbelief at the setup, having a large debt to pay off. Sure I wanted to race through some of the dialog to get to the scens. However, it was so well written, that I found myself forced to read every word. The characters so far seem deep and complicated. I can appreciate the journey of the character even if it is told from somebody else's fetish likes and dislikes. I cannot wait for more. I like that there is both the femdom and maledom content with the same decisions so far. My only real dislike is personal, related to the choice of his sister like companion's looks. They are very specific, you either like it or it can almost ruin the game, not because you judge somebody looking like that. Just because it can be a big turn-off for some individuals. Having said all that, this VN is different from any others and I like it and eagerly wait for more. Looking forward to the storyline as much as the content. Good Job

The GOOD:

Visuals are outstanding, good lighting, good cinematography alsmot in every picture, is actually pleasant to watch.

Woman are different and look awesome, maybe the ages are a little messed up cause the lady of the house up close doesnt look much older than 25 with a sophysticated hairstyle.

Theres a lot of content to watch if you like good renders.

This alone will get the 3 stars.

The BAD:
The writting is bad, maybe the prasing itself and the words are good

Lets start with the "lets kill the parents, nobody will miss them and lets make them broke and lets make the story in the summer, we dont want collegue contacting about stuff" (What about lawyers, accountant? friends?

"Well just in case lets disable them from contacting the outside, lets remove their phones" all of the above should be enough for you to understand that they are alone and out of the system...

At he end of 0.29 i ahd unlocked 42 of 45 scenes in first playthrough wich means that almost every important event will likely happen in a predetermined way regardless of your dialogue choices. Theres quite a lot of dialogue choices, that mostly seem to be pointless for 0.29.

I made a second quick playthrough following Dom choices and unlocked the 3 remaining scenes, i think this route changes a key element which is Bella.

The above seems to change in 0.36 as i didnt unlock much content in the gallery, at 65% right now. But i dont know if this is influenced by decisions made until relsease 5, maybe they are.

I noticed that playing the dom a new elment is introduced: Security. Apparently Bella decides to protect herself from the Mc after the Ballet stunt.

So Bella has security, has cams, has 1 servant as pet with her 24/7, and also has another servant to protect her and allow her to do stuff to the other servant? Who the fuck works in that Castle?

Having someone to clean with her tongue is good as a fetish to 5 seconds of a porno clip, but horribly inefficient as an actual method of cleaning.

So the other 2 selfentittled bitch snobs with no patience allow one of them to make exclusive use of the 66% of the workforce of the house. And she even allows herself to call for the other 33%. I understand that she is a spoiled brat with daddy issues, but doesnt the Lady of the house have a say?

Elizabeth kind of makes sense, whatever her motives are, nothing in this game is explained, but at least she shows awareness, she aknowdledges the things that are happening.

The mother on the other hand became a piece of furniture whose only purpose is to listen her daughters bullshit and never make any decision. She may scold someone here and there but they never listen to her anyway, so its mostly pointless dialogue, she has no power or relevance. She was kind of menacing at the beggining.

Theres moments where the story makes questions instead of answering them like the cage situation, where eventually you are given an explanation equivalent to "just because"
They allow her to have a worker imprisoned and peeing on the floor, cause nobody is needed to clean that mansion... Its kind of ridiculous reading the writing is good.

For instance the dinner where Elizabeth starts telling a story against the mc, it doesnt matter if you follow the Dom path. You will allow her to tell lies.
Knowing she is tellling lies you will still allow her to do the footjob, if you are not retarded you can connect the dots pretty easy you only need to move a little , she is hardly reaching with her toes.

Nobody will notice she is moving her 2 legs cause legs are disconnected from the body if the plot needs it. The lady of the house wont notice anything, and she is right beside mc, Anya does, but she wont help, just because some past and secret bullshit, that you cant change no matter your relationship with her.
A mayor plot event happens because of this i wouldnt call it good writing.

Being Dominant also have to fuck Anyas hair, which is a sugestion from Elizabeth, so forgive me if i see the opppostite right there, again.

Im not gonna try other paths on 0.36 cause i fear they are gonna have less payoff, if thats even possible. I will wait a couple of years, maybe there will be more.

Review for Version 0.36:

Wow in my opinion this is one of the most exciting games here. The story is so well written and makes you really feel the heat. Even the choices a user is able to do are really challanging. You dont really know what is going to happen and if you chose a path you always have in mind that it could end in a possible disaster. In my opinion this is the way how it should work, keep going like that .

The only thing that prevent me from a 5/5 rating is that some parts are containing too much text to read. The main scenes are perfect but in some cases its too much self-reflection for me.

For the future I wish that there would be some audio content. This would complete the whole feeling.

PROS

- Original Story
( Unfortunately there aren't many games out there with original stories. One of them is this. Now if you are looking for a plain, generic "story" that doesn't make sense about a guy who returns to his home town after many years of absence to reconnect with a landlady and some roommates then this game is not for you).

- Nice original dialogues and writing.

- Great atmosphere.

- The visuals, renders and artwork are very good.

- The female models are beautiful and hot (yes included the "fat" one) and the appearance of each of them match well with their role.

- The game has very specific fetishes (brother-sister, domination, humiliation, BDSM) and it focuses on them. They are implemented almost perfect. The creation of scenes and the writing are made with great care to match perfect with the story, atmosphere and the fetishes.
(Of course if you don't like these fetishes then the game is not for you. Also if you want the MC to have sex from the begging then the game is not for you. If you are looking for a harem game with dozens of female to fuck then the game is also not for you. Keep in mind that harem games with dozens of females inevitably overshadow other fetishes and especially the fetishes that are present in this game.)

- The choice system is very good. There are enough choices which are well designed and all of them more or less affect the game (in short term or long term). Provided that you like the main concept, story and most of the game fetishes (otherwise you wouldn't play the game anyway) then the available choices guarantee that you will have the best possible experience that suit your personal preferences.

- No bugs and compatibility with old saves


CONS

- OK, there is no game that can be perfect on every aspect but personally I can't find something noticeable to put here for now and I hope I will not do it in the future. What I hate most is when games I like change direction.

Release 6 - 0.36 version

This is not a game for everyone. There will be those who don't like to read, or other aspects in it.

With that said I think this is a great game (VN).

1. I have seen many games with a flat, obvious story. This is not the case. It has a great plot, with mystery, mind games, interesting characters and arcs. The player is not forced to follow one path. In different paths there are different things happening.

2. The visuals are great too. Those renders are very good, spaces, models... It never gets boring.

3. The sound part is well made. The are periods with tension and others with less tension and the music there to build that. Well done.

I have started this game a bit skeptical about it. The images looked nice, but when I read the tag 'femdom', I though the experience would be short. Nevertheless, I wanted to see the game and I decided to give it a shot. It was a good surprise. It is true that this is the central subject in this game, but like I have said on my first point, there are different paths.

Highly recommended.

Relatively niche content, but absolutely top class!! There is fair warning for all the contents, but I think the main poster is rather unappealing. Maybe if dev changed it, more people would be interested (mainly because renders are too good and you can't say that by looking at the poster).

Just finished v 29.1 and have some mixed feelings about it. I played the Dom route and will probably play the other 2. I really like the graphics which are very top-notch and the story which is extremely well written. The down side is that the dev tends to be very verbos and gets into fetishes that I don't like in particular peeing that could been toned down. For the most part though I don't mind most of the ones he has included. Hard to pick a fave female. From a looks stand point it would be Isabella. From a personality POV is would be, hands down, Anja plus she is not hard on the eyes at all. I guess I would have to go with Anja.

This one very messed up family led by the Mistress Stern. I am not sure who I dislike the most of the sisters, Bella or Lisa at this point. I almost hate the MC because of the way he treats Heather, his sister, and he really doesn't have any backbone unless he has something to gain. I have to agree with Bella on one thing though, MC is NOT a real man especially with the way he lets Bella walk all over Heather.

This very well could be the first game on F95 that I intend to play all 3 paths to see how the story differs. I don't expect the Mistress and Young Mistresses to much if at all but there should be some change in the MC.

Thank you @Zherta for pointing this game out. I hope the Dev renigs on his pledge to not do a second game. That would be a great lose to this community. There's only a handfull of that Devs that put out the quality in all phases as @henissart does.

I truly believe this deserves the 5 stars so far. I'm rating version 0.29.1.
I can see some inspiration from a japanese visual novel. But Estate: Dominate is more serious. The visual are really good.
This game is about masturbating to hot scenes. It is more focused on its story which makes sense it its own way.
While the start may feel slightly boring, it surely evolves.
The main focus focus in the story is heavily related to Female Domination so if you don't like that I doubt you will enjoy this.

Renders are good enough.





Story was very poor. I was expecting a better story. At beginning you will probably have an expectation for it.

One of the best stories that I have had to see, the characters have a very well defined personality which gives credibility to the course of the story. I like the approach that is given to the BDSM relationship where it extends far beyond the purely sexual and covers the entire universe of the lives of the protagonists. And here I found a little gem, which I have not seen in other stories in the way it is posed here: The power game, which is never static and that (as in real life) can have unexpected twists.
The management of the times is perfect, there are no unnecessary hurries or lengthening that produce an anticlimax. The renders are very good, there is an intelligent use of angles, planes and lighting, which perfectly accompany what is being related. To finish, I hope that "do not fix what does not need fixing" and continue in the line with which the creator has raised so far. Super recommended.

Uneasy feeling!

That's the summary for me.

I do get the theme is not for everyone and that's cool. Sincerely, i suppose this game will please all with those kind of fantasm. Perhaps it will even be too "hardcore" for those who dislike male sub.

So my rating is obviously distorted by my average taste of those SM fantasy. I don't dislike this, but this game made me feel quite uneasy even nauseated for some scene . Yeah, the same feeling i get for rape. Yes, according to me there's some story bits that are quite hardcore because of one word: Consent.

With consent everything is ok, but here there is no consent at all. Just SM plays all around, manipulation, mind games, lies, etc...

So this is the why of the 3 stars of my review.

Otherwise, the graphics are gorgeous, the story is well written. The characters are really something to see. You've got a lot of choice to make so that's not a pure VN and according to me that's a good thing.

A small critic about the MC which is quite dumb sometimes. You can see the invisible hand of the author to make his story believable. Or he is dumb ^^

A bigger Critic is about the long (too long) monologue of the MC. He is thinking a lot of things and you are forced to read them even if it is quite basic sometimes. I do not mind those but the quantity is too much for my taste.

So my rating is 3 stars for non sensitive SM players, but for those who like them i guess you can ad 1 ^^
