Also, Annie's hair is not dyed and that her darker hair is simply a lighting issue as per Cari's comment on the matter.
He gets the assets from the HS2 Discord and from modders whom he commissions when he needs specific stuff (or when he needs something ported from the Daz3D store like the dress he used for Idriel).

My guess as to how they know that he's alive is because Calypso is also missing, at least not where she should be, and no one else has snatched their stones. The stones would have surfaced if an other player got their hands on them.
